Sage 300 Construction and Real Estate is a deep, modular ERP built for mid-market and enterprise contractors with many entities. Below about $15M of revenue most subcontractors are paying for depth they do not use. The alternatives are Sage 100 Contractor, a construction ledger like ControlQore, or Foundation if payroll is the hard part.
The facts here come from our software comparison page, last checked in August 2026. Sage 300 CRE is built for $15M to $250M. It scales per user, roughly $1,800 at ten users by an analyst estimate. Implementation runs multi-month with a dedicated internal resource, and an analyst puts it at $5,000 to $50,000 or more. WIP needs the Job Cost module. Sage has been steering new deals to Sage Intacct Construction, which is worth knowing for planning and is not a statement about the product being discontinued. Its strengths are real: the deepest job costing and property management combination in the group, and a proper subcontractor compliance workflow for lien waivers.

WHEN YOU ARE MULTI-ENTITY AND LARGE.
If you run many entities, need intercompany accounting and have a team that can own an ERP, Sage 300 CRE is a serious product and is often the right call. The job costing is deep, Procore builds the connector, and Subcontractor Compliance Management is real vendor compliance workflow.
For a company under $15M the weights flip. Implementation is multi-month and generally needs a consultant, it is mostly on-premises, and the cost climbs with every user you license. You are carrying enterprise weight for a smaller operation.
WHEN YOU WANT THE SMALLER SAGE.
Sage 100 Contractor is the step down: streamlined, with WIP, lien waivers and construction payroll built in, and a Procore connector Procore maintains. It suits an office that is not looking for intercompany accounting.
The tradeoff is the one we flagged elsewhere. It charges per user, and it has a ceiling, because Sage moves growth back to Sage 300 CRE. If you are heading for $20M, you may be choosing a platform you will leave.
WHEN YOU WANT ONE MOVE, NOT TWO.
ControlQore prices on revenue with no seat fees, runs the same at $1M and past $100M, and has a documented 60 day implementation. For a sub under $15M that wants to avoid a second migration, it is the platform SPM implements.
The limits are fair to state. It is newer than the Sage products, so it has a shorter track record, and it is implemented and operated by SPM and not bought alone. We do not claim it matches Sage 300 on property management or deep multi-entity accounting, and if you need those, stay.
WHERE WE COME OUT.
Stay on Sage 300 CRE if you are multi-entity, above $15M, or need property management and intercompany accounting. That is what it is built for and the alternatives here do not match it there.
Move to Sage 100 Contractor only if you want a lighter Sage and you are comfortable that growth may send you back. Check the per-user math with your real headcount.
Move to ControlQore if you are a sub below about $15M and want a construction ledger without enterprise implementation and without a second move later. Align the cost codes to your estimating while you do it, because that is what makes the new platform change anything.
